The intension of this development is to construct a retail/office development consisting of 5 blocks situated along the outer edge of the subject property clustered around an internal piazza and parking area. Three of the blocks will be 3 storeys in height with shops on groundfloor and offices on first and second floor, in addition blocks 1 & 2 will also have lofts on the second floor.

Underneath these 3 storeys there will be two basement-parking levels. Block 5 will only be 2 storeys in height with shops on ground floor and offices on first floor. Block 3 fronting onto Gladstone Street will also be a 2 storey structure with office space on groundfloor and first floor, which the developer will be donating to the Durbanville Heritage Society or their nominees. The total bulk proposed is 8 900m2

St John's Wood Country Village is being developed off Race Course Road in Durbanville. It is centrally located, close to all amenities and adjoins the historic Altydgedacht Wine Estate.

Originally only 34 plots were approved. A new application has subsequently been submitted to subdivide the middle portion consisting of 9 erven into 18 residential erven, ranging in sizes of between 360m² and 450m².

The development will now consist of a total of 43 units. The access will be as per the original approval of Franshoek Road with a security access gate.

Much emphasis has been placed on quality and attention was paid to the tree lined open spaces and the landscaping in general.

It is proposed to develop an old age home on Erf 2527, Melbosstrand, a portion of the Dutch Reformed church of Melkbosstrand.

Taking into consideration that the property concerned will still have the religious character of the existing facility on the site, and construction will only occur on the vacant portion of the site, it can be assumed that the proposed old age home will be of a very up market scale. A factor that was taken into consideration with the design of the proposed development was issues such as architectural style, height, building mass, urban form and scale. It is also important that the development is of a human scale with a good relationship between various buildings, the sea and the road.

Mount Diba, located at 70 Beach Road, Table View is a luxurious Apartment block.

The owner intends to demolish the existing single storey structures and develop 52 flats consisting of 4 blocks of flats, two eight storeys and two eleven storeys.

The idea behind this building is to develop a block of flats with a minimum size of 180m² up to a maximum of 450m². In terms of this the density will also only be at a 100 units per hectare. The proposed development will be of a very upmarket nature with only a selected few will be able to afford a unit.

Furthermore 40 maid’s quarters will be provided and notarially tied to each unit. It is important to mention that these maids’ quarters will not be sold separately but will be controlled and operated by the Body Corporate.

In terms of density, the Table View Zoning Scheme sets no requirement for determining the number of units per hectare. The number of units is determined via the size of proposed units, bulk factor and coverage.

Elco Property Development was appointed under the intention to develop a resort (with a footprint of approximately 5ha) located in the northeastern corner of the subject farm consisting of 20 self catering guest units (120m2 each) which will be rented out on a temporary basis, a bar & restaurant (400m2) and a recreational area consisting of a pool, playground and a put-put course.

The units will be established on an area that is currently disturbed on the higher northeastern corner of the subject farm, which will also optimise the views of the units towards the coast and Yzerfontein. The existing structures towards the main entrance from the R27 will accommodate staff and caretakers accommodations.

It is the owner's intention to demolish all the existing structures on the property concerned and consolidate the 8 properties into a single land unit.

The consolidated property is to be rezoned to General Business and General Residential to accommodate a mixed-use office/flat development.

The proposed split zoning is necessitated in order to accommodate the envisaged flats and flats/office buildings on one site. Portion A being 2 239m 2 in extent and constituting the portion to be zoned as General Business will accommodate a 5 storey structure with 474m 2 office space on ground floor and 24 flats on the first to fourth floor. Elco Property Development was appointed by Rob Louw to apply for the rezoning & Departures On Erf 96, Durbanville.

It was the client's intention to demolish all the existing structures on Erf 96 and develop 5 blocks of flats totalling 48 units with a density of 60 du/ha. The blocks of flats will range in height from 2 to 3 storeys with basement parking. The two storey blocks will be located towards the northern boundary, three storey structures centrally facing Vissershok Road and the unmade road and another 3 storey block along the southern boundary.
